DK Engineering PLLC provides customized designs for the maintenance, repair, and replacement of all building enclosure systems on existing commercial buildings. We also provide our full design services for the building enclosure to architects, owners, and engineers for new construction projects. 

Our process includes on-site review and documentation of existing conditions, review of all available information from previous renovations and investigations, development of a scope of work for the extent of repairs or renovation required, and the creation of detailed drawings based on as-built conditions. We pride ourselves on the development of customized designs that work with the as-built construction and existing building components.  We also provide technical specifications which are derived to mirror the exact work illustrated in the design drawings.

On new construction projects we pride ourselves on developing durable solutions to maximize service life of the building enclosure components and ensure serviceable tie-ins between all aspects of the enclosure from the below grade systems through the roof.

DK Engineering PLLC offers our expertise to architects, building owners, and contractors for review and assistance in new construction and renovation design. We develop recommendations for design improvement and alternatives to improve the overall building enclosure, maximize service life of enclosure components, and improve functionality throughout the life of the building.

DK Engineering PLLC offers building enclosure commissioning services to architects, building owners, and engineers. We perform detailed reviews of design drawings and specifications throughout the design phase and provide enclosure related commissioning specifications and checklists. We provide feedback during bidding and construction RFIs and submittals to ensure the OPR is achieved and goals are met. During construction phase we provide periodic monitoring and testing. 

DK Engineering PLLC provides investigations into all aspects of the building enclosure and paving systems in and around the building so owners can understand the existing conditions of their properties and assist them in the development of maintenance and repair plans as well as capital improvement schedules for each component of the building enclosure. We focus on maximizing the service life of the building and its components in our recommendations. 

Investigative services include full building enclosure condition assessment, localized exploratory openings into the existing construction and to inspect concealed components, systematic water testing to isolate points of moisture infiltration, analysis of building stormwater drainage, review of building insulation systems, and condition assessment of paving systems and structures (parking decks, asphalt, concrete, plaza paver systems, etc.). We utilize the data collected from these investigations to develop customized maintenance, repair, and replacement plans for each subject facility. 

DK Engineering PLLC offers a number of services related to paving systems.  Services include condition assessment and analysis, design for repairs, renovation, and reconstruction, and construction administration.

DK Engineering PLLC offers extensive construction-phase services to ensure the design requirements are met, including the following:

• Conducting / attending pre-construction meetings
• Reviewing submittals, material samples, shop drawings and mock-ups
• Conducting periodic inspections to monitor the progress of the work and check for conformance with the design drawings and technical specifications, as well as generally accepted standards of the industry
• Responding to RFIs, resolving field issues with concealed conditions, providing recommendations for work needed, preparation of and assistance with negotiating change orders
• Reviewing contractors’ payment applications
• Conducting punch-out and final inspections
• Observation(s) and review of 3rd party testing

 DK Engineering PLLC provides building enclosure design and construction administration as part of Design-Build teams. We work directly with the contractor to develop a quality and constructable design and finished system.
